What this site is
Mortgely does two things. It calculates mortgage payments and payoff scenarios — principal and interest, taxes, insurance, PMI, HOA, and the effect of extra payments. And it publishes guides explaining what drives those numbers, so the output is useful rather than just accurate.
Everything is free. There is no account, no sign-up, and no paid tier.
What we are not
This matters more on a mortgage site than almost anywhere else, so we will be explicit.
- We are not a lender, mortgage broker, or loan originator.
- We do not generate or sell leads. We do not pass your details to anyone.
- We have no lender partnerships and accept no payment for placement, recommendation or ranking.
- We are not licensed financial advisers. Nothing here is financial, tax or legal advice.
If you ever see "pre-qualified offers" or a sponsored lender table on this site, something has gone wrong and we would want to hear about it.
Who runs it
Mortgely is published by Zabra Enterprises LLC, a small independent business based in Texas, United States. It is not owned by, funded by, or affiliated with any bank, lender or brokerage.
How we make money
Advertising, and only advertising. Display ads appear on the site. Advertisers have no influence over our guides, cannot alter calculator results, and are not selected by us individually.
We chose this deliberately. Mortgage lead generation pays far better than advertising — often $20 to $200 per referred applicant — but it creates a direct financial interest in sending you to whichever lender pays most, which is rarely the one that is cheapest for you. We would rather earn less and be able to write honestly about how to compare offers.
How our figures are produced
Calculator results use standard amortization mathematics, computed in your browser. Nothing you enter is transmitted to us.
Figures quoted in our guides are computed from the formulas we show, not copied from other sites. Where we give a range — PMI at 0.5–1.5%, closing costs at 2–5% — that is the range well established across the industry, and we say so rather than implying a precision we do not have.
Editorial approach
- No rate predictions. Nobody reliably forecasts interest rates, and content that pretends otherwise causes real harm when someone delays a purchase on the strength of it.
- No fabricated testimonials or user counts. When we have real ones we will say so.
- Verify with a professional. Every guide says this, because a calculator cannot see your credit file, your local tax rate, or your circumstances.
- Corrections. If something here is wrong, we want to know and we will fix it. Contact details are here.
What the site does not do
Mortgely does not process applications, hold funds, take payments, or store the figures you enter. We will never contact you asking for a Social Security number, bank details, or documents. No legitimate message from us will ever request them.
