2. What the service is
Mortgely provides mortgage and payoff calculators and general educational guides. We are an information provider. We are not a lender, mortgage broker, loan originator, bank, or financial adviser. We do not process applications, hold funds, arrange credit, or refer you to lenders.
3. Not financial advice
Nothing on this site constitutes financial, mortgage, investment, tax or legal advice, or a recommendation that any product or course of action is suitable for you. Content is general and does not take account of your circumstances, credit profile, or local tax and insurance rates.
Buying property and taking on mortgage debt carry significant financial risk. Obtain independent professional advice before making decisions. Where a figure matters, verify it with a licensed professional and with the lender's own disclosures.
4. Accuracy of calculator results
Our calculators use standard amortization mathematics and are computed from the values you enter. Results are estimates for general information only. They are not quotes, offers, or pre-approvals, and no lender is bound by them.
Actual payments will differ. Property tax rates, insurance premiums, PMI rates, HOA dues, escrow requirements and lender fees vary by location, lender and borrower, and change over time. Figures quoted in our guides use illustrative assumptions stated on each page.
5. Acceptable use
You agree not to:
- Use automated systems to scrape or place unreasonable load on the service.
- Attempt unauthorised access to any part of the site or its infrastructure.
- Reproduce or republish substantial portions of our content without permission.
- Use the service for any unlawful purpose.
- Present our results as a lender quote, pre-approval, or professional advice to a third party.
6. Third-party links and advertising
The site displays advertising served by third-party networks. We do not select individual advertisers and their appearance is not an endorsement. Where we link to third-party sites we do not control them and are not responsible for their content, products, terms or conduct.
7. No paid tiers
All features are free. We do not offer subscriptions, take payments, or store payment details. Any message or page suggesting otherwise is not from us.
8. Locally stored data
Preferences and calculator inputs are stored in your browser, not on our servers. We cannot recover them if you clear your browser storage, change device, or use private browsing.
9. Availability
We aim to keep the service available but do not guarantee uninterrupted access, and may modify, suspend or discontinue any part of it at any time.
10. Intellectual property
The design, text and original content of this site are owned by Zabra Enterprises LLC and protected by copyright. You may link to our pages and quote short passages with attribution.
11. Limitation of liability
To the fullest extent permitted by law, we are not liable for any loss or damage arising from your use of, or inability to use, the service — including losses arising from reliance on calculator results or guide content, decisions to buy, sell, borrow or refinance, or the acts of third parties linked from this site. Nothing in these terms excludes liability that cannot lawfully be excluded.

These terms are governed by the laws of the State of Texas, United States, without regard to conflict of law principles. Mandatory consumer protections in your country of residence continue to apply where relevant.
